If you advertise property anywhere in the EU, the energy rating is not optional. Since the Energy Performance of Buildings Directive, almost every member state requires sale and rental adverts to show the property’s energy class, and some ask for more. Here is a practical summary for the markets our customers work in.
The short version
Show the energy class (A to G) in every advert, including landing pages and social posts that work as adverts. If the certificate is still being prepared, say so. Keep the certificate itself ready to show buyers on request.
Country by country
| Country | What adverts must show |
|---|---|
| Spain | Energy rating from the energy certificate (Real Decreto 390/2021). Catalonia (AICAT) and Valencia (RAICV) also require the agency register number. |
| Portugal | Energy class from the SCE energy certificate. |
| France | DPE energy class and GES emissions class, plus agency fees if paid by the buyer. |
| Italy | APE energy class and the energy performance index. |
| Germany | Certificate type, energy figure, main heating fuel, year of construction and efficiency class (GEG §87). |
| Netherlands | The energy label, normally shown in adverts. |
| Belgium | EPC score and label; rules differ by region. |
| UK and Ireland | EPC (UK) or BER (Ireland) rating. |
This is a practical summary, not legal advice. Rules change, so check the current requirements with your professional association.
Make it automatic
Domopage shows the official A–G energy label on every property page, adds your registration number to the footer and warns you before you publish a page in a country that requires a rating you haven’t filled in.
